Job Summary

BASIC SUMMARY:  
Perform basic to moderately complex preventative maintenance, construction and machine repair of the physical plant.  Performs transport of materials and/or supplies for the facilities, to include food, litter and cleaning chemicals, etc. pertaining to facility support.  
ESSENTIAL DUTIES AND RESPONSIBILITIES:  
•    Perform basic routine and moderately complex facility and equipment maintenance (e.g., basic skills and moderately complex construction, electrical, plumbing, painting, vehicle upkeep, floor/wall coating/painting, cage repairs).  
•    Secure facilities (open and close procedures) on a rotating basis.  Respond to after-hour security calls.
•    Perform read-only monitoring functions and basic operating functions for the Building Automation System (BAS).
•    Operate and maintain the facilities incinerator.  Responsible for waste removal.
•    Transport items from the loading dock area; keep free of supplies and debris.
•    Transport and transfer feed, litter and bedding materials.
•    Perform scheduled inspections/repairs on all facility systems.
•    Examine and troubleshoot machinery and equipment.  Disassemble machines and equipment and adjust, replace or repair broken or defective parts and pieces.
•    Inspect completed mechanical repairs for quality, safety, and proper operation.
•    Perform equipment calibration and preventative maintenance procedures as directed.
•    Replenish supplies in assigned areas (e.g., copy machines, feed and litter, water softener salt).
•    Sanitize assigned areas (e.g., storage area, litter and feed rooms, boiler rooms).
•    Maintain appropriate maintenance logs and other required paper documentations.
•    Participate in snow removal and ice remediation activities such as shoveling and spreading deicing agents on walkways and parking lots, where site weather conditions necessitate.
•    Assist in moving equipment and office furniture within the facility or between sites.
•    Provide guidance to less experienced/skilled maintenance workers.
•    Perform all other related duties as assigned.

PHYSICAL DEMANDS:
•    While performing the duties of this job, the employee is regularly required to handle tools and maintenance equipment.  
•    Frequent reaching, bending, pulling and crouching is required.
•    Frequently lifts bags weighing up to 40 pounds.
•    Frequently climbs ladders, kneels and/or lies on concrete flooring.
•    Frequent reaching, bending, pulling and crouching is required in the repair of cages that weigh approximately 400 pounds (on casters).
•    Walks or stands for up to 90% of the workday.

Job Qualifications

QUALIFICATIONS:
•    Education:  High school diploma, General Education Degree (G.E.D.) or equivalent desired.  Additional training/education in construction, electrical, HVAC, plumbing desired.
•    Experience:  3-5 years preventative facility maintenance experience. 
•    An equivalent combination of education and experience may be accepted as a satisfactory substitute for the specific education and experience listed above.
•    Certification/Licensure:  Valid driver’s license required.
•    Other:  Must be able to understand and follow verbal directions.  Must be able to operate assigned maintenance power tools and equipment.  Demonstrates the ability to troubleshoot and make decisions with minimal guidance.  Demonstrated proficiency in moderately complex assigned function(s).
