Job Summary

Responsible for corporate strategic space utilization and planning, and for establishing and implementing corporate real estate guidelines and workplace strategies. Develop, implement and execute real estate programs. Provide the data analytics necessary to lead the real estate cost tracking and cost saving effort.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

•    Responsible for developing and implementing space utilisation and planning strategies; integrating with business segment and site facilities leadership to plan and forecast infrastructure capital expenditure requirements necessary to support this initiative.
•    Responsible for establishing and implementing corporate real estate guidelines to ensure a consistent approach to real estate processes.
•    Provide the data analytics necessary to lead the real estate cost tracking and cost saving effort.
•    Provide guidance to Facilities Support disciplines such as project staff, engineering, EHS&S, and procurement as necessary.
•    Collaborate with and provide support to business segment managers, assisting in their strategic planning process.
•    Develop and monitor real estate business plans with performance and financial metrics, updating senior management.
•    Assist the Executive  Director Real Estate on the real estate efforts for all mergers, acquisitions, joint ventures and other transactions. 
•    Lead the initiative to secure local, state or federal incentives for any projects or real estate transactions that may qualify for such incentives.
•    Evaluate and screen sites proposed by developers, real estate agents, landowners and other sources.
•    Determine lease and purchase costs for sites, and compile business projections to evaluate economic feasibility of projects.
•    Present offers, discuss counteroffer details, negotiate and finalize offer conditions and obtain signatures.
•    Review, analyse, and interpret financial analysis including cash flow projections, NPV, P&L to determine the impact of real estate transactions.
•    Develop and maintain dashboards and reporting tools to monitor and report on the performance of the real estate portfolio.
•    Prepare summaries for Corporate Legal review, highlighting non-standard lease or purchase offers, and obtain rulings on contentious issues.
•    Lead renewing lease agreements with landlords, resolving issues and responding to inquiries/complaints regarding real estate activities.
•    Manage the administration of the real estate database and key metrics to assist in the management of the company’s real property assets. 
•    Responsible for electronic filing and organization of all real estate documentation.
•    Prepare Lease Request documentation for new leases lease renewals that add to the company’s lease obligation.
•    Verify monthly recurring rent payments, coordinating with accounting and/or financial controllers.
•    Verify Common Area Maintenance (CAM) and Triple Net amounts on rent invoices, performing annual operating expense audits with the help of external partners where applicable, if warranted.
•    Assist in the real estate integration of newly acquired companies.
•    Support activities of the real estate brokers based on business requirements such as tracking financial data, viewing properties and contacting landlords. 
 

Job Qualifications

•    Education:  Bachelor’s degree (B.A./B.S.) or equivalent in engineering, , business or related discipline is required.  Master’s in Business Administration (M.B.A) preferred.
•    Experience:  Established track record of related experience in commercial real estate, financial analysis, or similar disciplines.
•    An equivalent combination of education and experience may be accepted as a satisfactory substitute for the specific education and experience listed above.
•    Other:  Experience in market/area surveys and site location analysis.
•    Excellent communication and organizational skills.
•    Fluency in English (Written and Spoken) essential, together with additional European language skills (desirable).

 

Please note this is a remote role reporting into the Executive Director of Global Real Estate and Master Planning, based in the USA, and is part of the Global Facilities & Real Estate team.

 

Candidates should be aware there is travel requirement of 10% – 20% for this role and as such candidates should ideally be located within a commutable distance of a major travel hub / airport.
